At Next Law, we are committed to clear and transparent pricing. Before commencing work, we provide a written fee quote setting out our professional fee, VAT and anticipated outlays, so that you can proceed with certainty.

Residential Conveyancing
The fees outlined below apply to standard residential transactions.
Sale of Residential Property
Professional fees typically start from £795 + VAT, increasing according to property value and complexity.
Purchase of Residential Property
Professional fees typically start from £950 + VAT, increasing according to property value and complexity.
Our conveyancing fee generally includes:
- Reviewing title and title burdens
- Examining property searches
- Negotiating and concluding missives
- Advising on lender requirements
- Completing settlement and registration
Fees are influenced by factors such as property value, title type, lender requirements, new build or shared equity arrangements, trust or matrimonial considerations, gifted deposits, multiple securities, accelerated timescales, and other legal issues arising during the transaction.
Where a matter involves additional complexity or work beyond the scope of a standard transaction, this will always be discussed and agreed with you in advance before any additional fee is incurred.
Outlays (third-party costs) including registration dues, searches, LBTT and bank transfer charges are payable in addition to our professional fee and are clearly itemised. For conveyancing matters, fees and outlays are normally payable at settlement.
Commercial Property & Business Matters
Commercial transactions vary significantly in scope and complexity. Fees are therefore tailored to the specific nature of each matter.
Depending on the transaction, fees may be agreed on a fixed-fee or time-costed basis. We provide a written fee estimate once we understand the structure, value and timescale of the proposed transaction. Any variation in scope will always be discussed and agreed in advance.
Wills
Simple Will (single): from £250 + VAT
Fees may increase where inheritance tax planning, trusts, business interests or complex family arrangements are involved. We confirm the agreed fee in writing before proceeding.
Powers of Attorney
Continuing & Welfare Power of Attorney: from £300 + VAT
Registration dues payable to the Office of the Public Guardian are additional. We confirm the agreed fee in writing before proceeding.
VAT & Disbursements
VAT is charged at the prevailing rate.
Disbursements are third-party costs payable to organisations such as Registers of Scotland and the Office of the Public Guardian. These are always clearly distinguished from our professional fees.
